What every member can see

Open books, written for people who are not accountants.

How it works

No single person can move the society's money unseen.

  1. 1

    One person records it

The Treasurer or accountant enters an invoice, a cheque or the month's bills.

  2. 2

    Someone else approves it

A different office bearer checks and approves. Nobody can approve their own entry.

  3. 3

    Every member can see it

The record, who approved it and when are visible to every flat at once, permanently.

Built on Maharashtra law

The rules are in the software, with their source.

Bill heads follow Rule 106C-11 and 106C-12 of the MCS (Amendment) Rules 2026: equal service charges, the 12% simple-interest cap, non-occupancy at most 10% of service charges, minimum sinking and repair funds.

Records requests track the 45-day limit in s.154B-8. Audits track the 4-month deadline, Form O rectification and auditor rotation under the model bye-laws.

  • Rule 106C-12, MCS (Amendment) Rules 2026, notified 18 Jun 2026
  • MCS Act s.154B-8(2); disqualification for 5 years under s.154B-23
  • Model Bye-law 155(a); Form O under Rule 73
